(Seoul = News1) Reporter Yoon Joo-hyun: Actress Jun Ji-hyun has purchased two buildings in the Atelier-gil area of Seongdong-gu, Seoul, for a total of 46.8 billion KRW.
According to the court registry on the 27th, Jun Ji-hyun acquired one building in Seongsu-dong 1-ga, Seongdong-gu, Seoul, with a basement level and five above-ground floors (total area of approximately 1,042㎡) for 18.6 billion KRW. She also purchased another building with three above-ground floors (total area of approximately 1,129㎡) for 26 billion KRW in September last year.
Additionally, she bought a single plot of land (50㎡) located between the two buildings for 2.2 billion KRW. Considering this, the total purchase price amounts to 46.8 billion KRW.
Jun Ji-hyun completed the final payment on the 23rd and registered the transfer of ownership. The maximum secured claim was set at 33.6 billion KRW, which suggests that the principal loan amount is approximately 28 billion KRW, assuming the secured claim is set at 120% of the loan.
The buildings are located at the upper part of Atelier-gil in Seongsu. Unlike the nearby Yeonmujang-gil, where rent prices have surged, this area is still considered to have potential for rent increases.
Kim Kyung-hyun, a team leader at Realty Building Road, commented, “The purchase price per unit is 15.6 million KRW, slightly higher than nearby examples, but considering Seongsu-dong’s growth potential, it is a preemptive investment anticipating future value.”
Jun Ji-hyun is known to own multiple real estate assets in Seoul. In 2023, she purchased a duplex penthouse in Seongdong-gu’s Acro Seoul Forest for 13 billion KRW in full cash.
In 2022, she purchased a commercial property in Deungchon-dong, Gangseo-gu, for 50.5 billion KRW. She also owns commercial properties in Ichon-dong, Yongsan-gu, and Samsung-dong, Gangnam-gu.
Jun Ji-hyun has realized market profit through several past real estate investments. In 2021, she sold a building in Nonhyeon-dong, making a profit of 14 billion KRW. In 2014, she sold her residence in Samsung-dong, which she bought for 7.5 billion KRW, for 13 billion KRW.
With this investment, Jun’s portfolio of commercial real estate now totals five properties, with their total estimated value approaching 150 billion KRW.
