Sampyo Remicon Site to Feature 922% Floor Area Ratio and 77-Story Skyscraper

The development project for the “Samphyo Remicon site” in Seongsu-dong has completed its preliminary negotiations, aiming to transform the area into a global future industry hub connected with Seongsu district by 2026. The site will feature a complex facility with a floor area ratio of 922% and a 77-story building, designed by the architects behind the Burj Khalifa.

Since its inception in 1977, the site operated as a concrete plant until an agreement in 2017 for demolition, which concluded in August 2022. The Seoul government, after selecting the site for development and completing necessary negotiations with private parties, plans to proceed with construction in 2026.

A highlight of the plan is the “Unicorn Startup Hub,” which will cover an area of 53,000 square meters, supporting the rapid growth of promising startups. Public contributions amounting to about 6,054 billion won will fund local infrastructure improvements, especially to alleviate chronic traffic congestion and enhance facilities in Seoul Forest and surrounding areas.

The project aims to make Seongsu a global business center, reflecting innovative architectural designs and enhancing connectivity with an integrated approach. As part of the urban development plan, significant green spaces and an observation deck will be opened to the public, offering stunning views of the Han River and Seoul Forest.
