**[Seoul=Newsis]** Reporter Koh Ga-hye reports that the Seoul Metropolitan Government has finalized the rapid integration plan for the area around “Miadong 345-1.” This plan will transform the densely packed, aging low-rise residential area, which has remained underdeveloped for decades below the slopes of Bukhansan, into a residential complex approximately 25 stories high, accommodating around 1,200 households.
The city has announced on the 23rd that they have prepared a development plan for the “Miadong 345-1 area” considering the connection with ongoing development projects nearby such as the Samyang District Center District Unit Plan Area and Mia-2 Redevelopment Promotion District, as well as the local conditions including the Bukhansan landscape and school sunlight access rights.
The plan features a goal called the “Together Mia Plan,” which focuses on growing and exchanging alongside the region. It includes four key principles: leveraging local resources like Bukhansan and North Seoul Dream Forest for the landscape plan; formulating a feasible development plan harmonious with surrounding areas; establishing a convenient and safe pedestrian and traffic system that highlights each street’s characteristics; and creating resident-friendly spaces that encourage local exchange and communication.
On the southern side of Solsaem-ro, the plan is to make Bukhansan clearly visible and, considering the nearby North Seoul Dream Forest and Seongam International Trade High School, to create green spaces that organically link educational and natural resources.
Notably, a linear plaza is to be established in the center of the complex, forming an east-west viewing axis to the North Seoul Dream Forest and arranging community facilities around the plaza to naturally gather and facilitate resident interaction.
At the heart of the district development surrounding Samyang Intersection Station, plans are established mindful of numerous development projects like Samyang District Center and Mia-2 Redevelopment Promotion District as well as maintaining presence facilities like religious institutions within the area.
Despite challenging conditions such as the central presence of religious facilities, the zoning was elevated from second-class, seven-story to third-class to function as a supporting residential area for Samyang District Center, setting a development plan with a floor area ratio of 300% for around 1,200 households.
The transportation plan was adjusted in conjunction with multiple development projects. In alignment with the Mia-2 Redevelopment Promotion District plan, two additional lanes will be secured on the southern side (from 4 to 6 lanes), and the road system will be adjusted to ensure safer pedestrian environments by separating pedestrian and vehicle traffic.
The city emphasized securing adequate infrastructure. Along the main thoroughfare connecting to Samyang Intersection Station, neighborhood amenities will be placed at the lower levels to maintain continuity of commercial areas, and pocket parks are planned to enhance street vitality and pedestrian comfort.
The city intends to actively support the swift establishment of the redevelopment plan. Particularly, the “rapid integrated planning procedure simplification” will allow for consolidated reviews by the Urban Planning Division and Project Implementation Plan, reducing the project timeline.
With the confirmation of the “Miadong 345-1 Redevelopment” plan, the city noted that out of 172 target locations within Seoul, planning for 101 locations has been completed.
Cho Nam-jun, head of the Seoul Metropolitan Government’s Urban Space Department, stated, “This rapid integration plan confirmation will elevate the Miadong 345-1 area, which has been experiencing a development void, to the forefront of regional growth along with surrounding development projects. It is expected to simultaneously achieve residential environment improvements and regional revitalization, bringing vitality and community spirit back to an area long steeped in stagnation.”
