Seoul’s district of Bulgwang-dong, block 238, is set to undergo redevelopment, with plans to build up to 35 stories and 2,451 residential units.

**[Herald Economy = Reporter Park Ro-myung]** The city of Seoul announced on the 19th that it held the 17th Urban Planning Committee meeting and approved with amendments the changes to the redevelopment area maintenance plans for Bongrae, Bulgwang, Namdaemun, and other areas.

Through this deliberation, the city excluded religious sites (churches) from the Bulgwang District 5 housing maintenance redevelopment project located around lot 238, Bulgwang-dong, Eunpyeong-gu, Seoul. They plan to construct 2,451 households (including 392 rental units) and associated welfare facilities with a building coverage ratio of 30% or less, a floor area ratio of 250% or less, and up to 35 stories high.

The design includes a break from the monotonous mid-layer slab skyline by placing high-rise tent shapes in the center to create a more rhythmic skyline. Public pedestrian pathways within the complex have been planned, considering the walking route connection from Bulgwang Road to Bulgwang Neighborhood Park. Due to the need for expanding elderly welfare facilities amid aging populations, a daycare center will also be added.

In the Bongrae area near Seoul Station, which is densely populated with buildings older than 30 years, a floor area ratio of 1,260% and a 30-story office building will transform the area via a revised maintenance plan. This plan includes the introduction of open green spaces, installation of facilities for venture companies and recreational sports within the buildings, and highway widening.

The Namdaemun urban maintenance redevelopment area, around lot 9-1, Namchang-dong, Jung-gu, Seoul, is set to have a floor area ratio of 1,163% or less and a height of up to 112 meters, intended for residential and lodging facilities. They plan to supply small housing for 300 single-person households and establish tourist accommodation facilities for visitors to attractions like Namdaemun Market, Namsan, and Sungnyemun.

South Namdaemun-ro block 84-1 has also been designated as a maintenance area. This area, located between Seoul Station’s Yonsei Severance Building and the Grand Central Building, is a section where 9 small buildings over 30 years old are concentrated. It will be subject to a floor area ratio of 842% with a height limit of 100 meters.

Through redevelopment, a 20-story office building is planned to be constructed. From the 2nd basement to the 1st floor, neighborhood living facilities will be concentrated along Sejong-ro to invigorate the street front. Office functions will be enhanced by placing office spaces from the 3rd to the 20th floors, revitalizing outdated commercial spaces.
