Seoul Studio Apartment Rent, Largest Increase in July This Year… Mapo District Soars by 22.4%

**July Seoul One-room Average Monthly Rent: 730,000 Won… Jeonse Prices Decline Overall Except Gangnam**

According to “July Dabang Yeoji Map” by the real estate information platform Dabang on the 26th, last month, the average monthly rent for one-room apartments (exclusive area of 33㎡ or less) in Seoul, based on a deposit of 10 million won, was 730,000 won. This is an increase of 53,000 won (7.9%) compared to the previous month, marking the steepest rise this year.

Amidst the sharp rise in Seoul’s average monthly rent, 20 out of the 25 districts in Seoul showed an upward trend. Notably, Mapo-gu increased from 720,000 won in June to 880,000 won last month, a 22.4% increase, as there were many transactions of high-priced new one-room apartments in Hongdae, Hapjeong, and Yeonnam-dong areas.

In comparison to the Seoul average, the districts of Gangnam-gu (129%), Mapo-gu (121%), Yongsan-gu (120%), Seocho-gu (111%), Seongdong-gu (109%), Geumcheon-gu (104%), and Gwangjin-gu (101%) surpassed the average rent.

Last month’s average Jeonse deposit in Seoul was 212.23 million won, a decrease of 3.05 million won (1.4%) from the previous month. However, Gangnam-gu (269.69 million won) recorded the highest average price in the Seoul area with a 3.9% increase from the previous month.

The average Jeonse deposits in Gangnam-gu (127%), Seocho-gu (126%), Yongsan-gu (110%), Gwangjin-gu (109%), Jung-gu (107%), Mapo-gu (106%), Dongjak-gu (105%), Seongdong-gu (104%), and Yeongdeungpo-gu (101%) were higher than the overall Seoul average.

This study analyzed transactions involving deposits of less than 100 million won for average monthly rent and all Jeonse transactions for Jeonse deposits.
