**HUG Private Apartment Sale Price Trends**
Seoul: 44.284 million KRW per 3.3㎡

[Herald Economy Reporter Shin Hye-won] The sale price of private apartments in Seoul, which showed a slowing trend since the end of last year, rose for the second consecutive month to approximately 44.28 million KRW per 3.3㎡ (pyong) last month. Compared to the same month last year, this represents an increase of over 16%.
According to the “Private Apartment Sale Price Trends” report released by the Housing and Urban Guarantee Corporation (HUG) on the 17th, the average sale price per 3.3㎡ in Seoul was recorded at 44.284 million KRW in February of this year. This marks an increase of 0.34% from the previous month and 16.92% from the same month the previous year.
The average monthly sale price is calculated based on the average price of general sale apartments, excluding commercial properties, officetels, and union-member sale units among private sale projects that were issued sale guarantees over the last 12 months before the announcement.
After reaching a peak of 47.207 million KRW in November last year, the average sale price of private apartments in Seoul decreased to 44.089 million KRW in December, but started to increase again in January of this year to 44.089 million KRW and continued to rise for two consecutive months.
Broadening the scope to the metropolitan area, the average sale price per 3.3㎡ was 28.202 million KRW, up 0.20% from the previous month. In Gyeonggi, it was 21.666 million KRW, and in Incheon, it was 18.658 million KRW.
The average sale price in the five major metropolitan cities (Busan, Daegu, Gwangju, Daejeon, Ulsan) and Sejong also rose to 19.577 million KRW last month, up 0.86% from 19.408 million KRW the previous month and 6.25% from the same month the previous year.
Nationwide, the average sale price per 3.3㎡ was 19.051 million KRW, an increase of 0.21% from the previous month and 7.38% from the same month last year.
Amidst these trends, the total number of new private apartment sales nationwide last month was recorded at 2,986 units, marking an 85% decrease compared to the same month the previous year (19,272 units). In particular, Seoul had zero units, with the entire metropolitan area having only 29 units, while the five major metropolitan cities and Sejong had a total of 801 units, and other regional areas had 2,156 units newly sold.
