Seoul City finalizes pre-negotiation
Completion in 2028 for hotels and officetels
Creating a tourism hub in Jamwon and Banpo area,

,
, ‘In 1981, The Riverside Hotel in Jamwon-dong, Seocho-gu, Seoul, which was the first luxury hotel in Gangnam, will transform into a 47-story (270m) landmark hotel. Applying the design selected in the Seoul Urban Design Competition, it will be reborn as a tourist hub with green spaces in the city.’,
,
, ‘Seoul City announced on the 2nd that it has finalized the final pre-negotiation for the mixed development of The Riverside Hotel site in Jamwon-dong, Seocho-gu (6491.9㎡) and prepared the ‘Riverside Hotel Development Plan.’ Construction is expected to begin next year, and by 2028, a 47-story high-rise landmark with a hotel, officetels, and more will be constructed along the Han River. The building will have a total floor area of 112,246m², including a hotel (57,342m²), hotel facilities (24,464m²), and officetels (34,400m²).’,
,
,

,
, ‘Through this development project, Seoul City expects to create a major tourism hub representing areas such as Sinsa Station, Jamwon, and Banpo Han River Park. The site is located at the gateway connecting Gangnam and the north, on the southern end of the Hannam Bridge and the Gyeongbu Expressway. The project plans a green space on the lower floors and an internationally renowned hotel on the higher floors.’,
,
, ‘This is the first project to apply all three incentives outlined in the ‘Improvement Plan for Pre-negotiation System.’ It includes incentives for urban design innovation projects, carbon neutrality, and tourism accommodation. The maximum floor area ratio is expected to be determined within 1,023%.’,
,
, ‘The pre-negotiation also included public contribution measures worth a total of 149.2 billion won. Through public contributions, a facility green space (2166.7m²) designated as a buffer green space along the Gyeongbu Expressway since 1978 will be donated, connecting the fragmented green space in the hotel area. For the first time in about 50 years, the longest green axis in Gangnam area will be completed.’,
,
,

,
, ‘The green space in this area has been left undeveloped as the hotel-owning sections were not connected. The landowners agreed to make immediate donations when the unit plan is determined. Redevelopment plans for the project include building a new senior center for local residents, implementing a direct ramp from the Gyeongbu Expressway to Gangnam-daero, and installing public parking lots.’,
,
, ‘At The Riverside Hotel site, only a minimal lobby area will be left on the lower floors, and buildings with a height of over 25m (about 7 stories tall) will be constructed to bring in greenery. An innovative design will create a 6,500m² green forest in the heart of Gangnam. The project is designed by architect Wi Jin-bok, who won the 42nd Seoul Architecture Award this year.’,
,

,
, ‘To create an attractive skyline along the Han River, a cantilever structure will be applied to a 280m high-rise building, with some structures protruding like wings, giving the appearance of floating in the air. The design includes block-shaped façade and top floors with a sky lounge and garden café, providing a special viewing space of the Han River for hotel guests and citizens alike.’,
,
, ‘The Riverside Hotel site, which has been considered an ‘island’ in the city, has been significantly improved in accessibility and openness for local residents to visit and use more easily. The high walls have been removed, and visual openness has been secured for easy recognition from the outside. Improvements to pedestrian pathways, such as creating public walkways and widening sidewalks, will also be made to enhance pedestrian connectivity with the urban forest on the lower floors and the surrounding areas.’,
,

,
, ‘The public viewing announcement will be completed this month, and the plan will be finalized through the evaluation of the Seoul Urban Architecture Joint Commission in the second half of this year. Construction is expected to start next year with a target completion date of 2028.’,
, ‘Im Chang-soo, Director of Future Spatial Planning at Seoul City, said, “The Riverside Hotel site, which has dominated the era, is taking the first step to be reborn as a landmark representing Gangnam area,” and added, “We will faithfully promote urban architecture and design innovation to convey the charm and excitement of the city to domestic and foreign visitors.”’,
