“All Roads Lead to Seoul… High Interest in Unsold Units at Granz River Park”

The “Grants River Park” has become popular as a landmark imbued with symbolism and scarcity, attracting ongoing interest with its spectacular exterior and nature-friendly location. The subscription application is set for June 9 and 10, with the winner announcement on the 13th (Friday) and contracts scheduled for the 14th (Saturday). There will also be a subscription certification event. This might be the last chance for homeowners to apply without priority, as the unranked subscription system could change from the first half of this year.

Amidst a steady increase in Seoul apartment prices for over a year, the prospects for a further rise this month have become clearer. According to KB Real Estate’s monthly housing price trend released on May 29, the housing price forecast index for Seoul in May rose by 6.9 points from the previous month to 110.3.

In a survey conducted by KB Real Estate targeting over 6,000 real estate brokers nationwide, 28.1% of the certified brokers who participated in the survey predicted that housing prices in Seoul would “rise.” Only 7.5% anticipated a “decline.”

While nationwide apartment prices fell by 0.29% this year according to KB Real Estate statistics, Seoul apartment prices rose by 2.39%.

A real estate expert noted, “There’s a saying that Seoul will survive even if Korea collapses, indicating the ever-increasing preference for Seoul. Apartments in prime locations with river views, even during decline and growth phases, are always in demand.”

In this context, the “Grants River Park,” located along the Han River, announced its unranked supply on May 30. According to the Ministry of Land, Infrastructure and Transport in February, the target for unranked subscriptions starting this year will shift towards non-homeowners. Therefore, this unranked subscription might be the last chance for homeowners. The unranked subscription for the 84㎡ type of Grants River Park will take place on June 9 and 10, via the application home, and is open to anyone over 19 living in Korea, regardless of subscription account membership. No re-selection restrictions apply if won, with the winner’s announcement on the 13th and contracts on the 14th.

A real estate expert commented, “With the sharp rise in presale prices, properties like Grants River Park with both location and product appeal also present prospects for future premiums.” They added, “Since the February announcement on the unranked subscription system improvements, homeowners’ activities have intensified.”

Grants River Park boasts excellent living conditions, being in a double subway area near Cheonho and Gangdong stations. It falls into a geographical premium complex where even on rainy days, a visit to the subway, supermarket, or department store is possible without an umbrella. Additionally, it is part of the Han River’s living sphere, with easy access to nearby parks such as Pungnap Neighborhood Park, Gwangnaru Hangang Park, and Olympic Park, offering a pleasant living environment. Furthermore, it offers distinctive urban healing residential premiums with views of the Han River and Seoul cityscape (in some units).

Grants River Park is hosting a Costco Gold Star membership event for unranked applicants from June 9 to June 13. After completing the subscription, applicants must upload a certification photo on the Grants River Park website. Prizes can be collected at the model house from June 14 to June 15.

The head of a real estate agency in Seongnae-dong stated, “Grants River Park has been swiftly selling out despite high presale price issues, indicating the product competitiveness and prime location of Grants River Park.”
