Over the past five years, there have been more than 2,300 reports of real estate price collusion, but less than 5% have led to investigations.

‘According to data submitted by Min Hong-cheol, a member of the Democratic Party of Korea sitting on the National Assembly’s Land, Infrastructure and Transport Committee, the total number of house price collusion reports received between 2020 and 2024 was 2,313.’

‘Breaking it down by year: ▲1,418 cases in 2020 ▲674 cases in 2021 ▲87 cases in 2022 ▲68 cases in 2023 ▲66 cases in 2024, showing a downward trend in recent years. In the first half of this year, 49 reports were filed.’

‘By region, Gyeonggi Province had the most reports with nearly half of the total, at 1,088 cases (47.1%), followed by Seoul with 344 cases (14.9%), Busan with 287 cases (12.4%), Incheon with 222 cases (9.6%), and Daegu with 85 cases (3.7%). Jeju recorded the fewest with just 2 cases nationwide.’

‘However, among these, only 4.1% actually led to police investigations. The annual number of investigations initiated was ▲46 cases in 2020 (3.2%) ▲47 cases in 2021 (7.0%) ▲2 cases in 2022 (2.0%) ▲0 cases in 2023 ▲2 cases in 2024 (3.0%), indicating low rates.’

‘There are calls for practical measures to be established for investigating house price collusion to stabilize the real estate market.’
