Recently, in the subscription market, there have been multiple perfect score subscription accounts, and one has also appeared in the recently sold ‘DH Daechi Edelweiss’ in Gangnam-gu, Seoul.
According to the Korea Real Estate Agency’s subscription website today (18th), the highest subscription score for the 94㎡T type in DH Daechi Edelweiss, whose winners were announced today, was a perfect score of 84 points.
The subscription score is calculated based on the duration of non-homeownership, the number of dependents, and the duration of the subscription account. To achieve 84 points, a household must have been without ownership for over 15 years (32 points), have had a subscription account for over 15 years (17 points), and have over six dependents (excluding the applicant) (35 points).
This score is achievable by a household of seven or more that has remained non-homeowners for over 15 years.
In this development, a total of seven different layouts were offered, with the lowest winning scores for four layouts, including the most supplied 84.9㎡B (14 units) and 59.9㎡A (10 units), reaching 74 points.
This score is attainable by a household of five members (25 points) that has had a subscription account and been non-homeowners for over 15 years, earning full scores of 32 and 17 points respectively.
For the remaining three layouts, the lowest winning scores were 69 for two layouts and 72 for one layout, showing that most layouts were inaccessible to a household of four, whose maximum score is 69.
The apartment, rebuilt on the former site of Gumaeul District 3, consists of 282 units in total across eight buildings, from underground 4 floors to above-ground 16 floors, with 72 units available for general sale, including special supplies.
On the 10th, 37 units in the first priority received 37,946 applications, recording a high competition ratio of 1,025.5 to 1.
The highest selling price by exclusive area is 1.6434 billion KRW for 59㎡, 1.9245 billion KRW for 72㎡, 2.2308 billion KRW for 84㎡, and 2.4184 billion KRW for 94㎡.
Considering that a 59㎡ (5th floor) unit in the nearby ‘Daechi Le El,’ completed in 2021, traded for 2.565 billion KRW this month, significant potential financial gains are expected.
Meanwhile, as the subscription market heats up around the Seoul metropolitan area, perfect score subscription accounts are emerging in places including Gangnam, Seoul. This year, perfect score account winners have appeared in places like ‘Raemian One Pentas’ and ‘Raemian One Bailey’ (1 general sale unit from member cancellation) in Banpo-dong, Seocho-gu, Seoul, ‘Dietre Prestige’ in Gwacheon, ‘Sanseong Station Heriston’ in Sujeong-gu, Seongnam, and ‘Ecopolis The Sharp 4th’ in Jeonju, Jeonbuk.
