1627 more victims of lease fraud recognized… Total of 10,706 victims

The Ministry of Land, Infrastructure and Transport announced on the 23rd that in the past month, a total of 2174 cases were reviewed and 1627 cases were finally approved as victims of lease fraud in the three meetings held by the Lease Fraud Victim Support Committee.

Specifically, among the cases approved, 1627 were approved, 300 were rejected, 57 objections were dismissed, and 190 cases were excluded from application. Those excluded from application were able to receive a full refund of the security deposit through insurance or priority repayment, while the rejected cases did not meet the requirements.

Regarding the agenda of objections, a total of 131 objections were raised, and among them, 74 cases were re-evaluated as victims of lease fraud after additional verification of meeting the requirements. A total of 1425 objections have been received, with 725 cited, 659 rejected, and the remaining 41 under review.

So far, the committee has finally resolved a total of 17,060 cases as victims of lease fraud, with a total of 819 cases approved for emergency postponement requests for auctions. The total number of support for housing, finance, and legal procedures for lease fraud victims stands at 14,520 as of the end of April. Among them, 259 lease fraud victims have successfully bid for lease fraud houses in auctions using their preferential purchase rights (as of March 18). A total of 1513 individuals (with a total of 210.9 billion won) have utilized refinancing loans to switch from existing lease loans to low-interest loans.

Cases of supporting lease fraud victims with nearby public rental housing amount to 160, while emergency housing support cases total 305. The Korea Land and Housing Corporation (LH) is planning to acquire 60 housing units through auctions by taking over the preferential purchase rights of victims.

Tenants who have received notices of non-recognition or have been determined as lease fraud victims are eligible to file objections, and even if objections are rejected, they can seek relief by reapplying in the future if circumstances change.

Tenants facing difficulties due to lease fraud can apply for victim determination with the local city or province where they reside. Upon being determined as victims through committee resolution, they can receive guidance on support measures through the Housing Urban Guarantee Corporation (HUG) Lease Fraud Support Center (in-person/remote) and branch offices (in-person).
