Jo Jung-suk Sells ‘Daechi-dong Building’… Hits 7 Billion Won ‘Jackpot’ After 7 Years

Actor Jo Jung-suk has achieved a profit of 7.1 billion KRW in seven years. According to the real estate industry on the 17th, a building owned by Jo Jung-suk’s company, JS Company, in Daechi-dong was sold for 11 billion KRW on the 4th. The capital gains alone amount to 7.1 billion KRW. Even after accounting for construction costs incurred when Jo Jung-suk erected a new building in February 2020 after initially purchasing it for 3.9 billion KRW in 2018, the net gains are estimated to be between 5 billion and 6 billion KRW.

Jo Jung-suk’s building, located near the well-known Daechi-dong academy district, is situated behind the Eunma Apartment Intersection. It’s positioned between Daechi Station on Line 3 and Hanti Station on the Shinbundang Line, about a 9-minute walk. The building sits on a lot measuring 224.6㎡ (67.94 pyeong) with a total floor area of 710.71㎡ (214.98 pyeong), spanning from one basement level to six above-ground floors. Currently, the entire building is leased to an English academy.

Nam-in Cho, managing director at Buildingon, noted, “Daechi-dong is a stable area for academy leases when purchasing buildings. The rental yield for the building in question is also favorable at around 3%.” The building is known to have a security deposit of 150 million KRW and a monthly rent of 28 million KRW.

He added, “Properties priced in the 10 billion KRW range in this location are always popular. Considering that a building on the opposite side of the commercial area sold for 150 to 170 million KRW per 3.3㎡ (pyeong), it seems this property was sold at a slightly lower market rate.”

Jo Jung-suk established his own agency, JS Company, in 2018 and transitioned to his current agency, JAM Entertainment, after a year.
