LH plans to recruit residents for 88,000 units of housing for sale and rent this year.

[Financial News] This year, the Korea Land and Housing Corporation (LH) will recruit residents for 88,000 units of sale and rental housing nationwide. According to LH on the 6th, a total of 24,000 sale housing units in 41 complexes, including the third new towns, will be supplied. In the first half of the year, 7,500 units in areas like Goyang Changneung, and in the second half, 16,000 units in areas like Namyangju Wangsuk, will have recruitment announcements.

Regionally, around 77% of the housing, equivalent to 18,000 units, will be supplied to the Seoul metropolitan area where demand is high. Especially in the third new towns, a total of 8,000 units will be supplied in 14 complexes, including △Goyang Changneung (blocks A4, S5, S6) △Hanam Gyosan (block A2) △Bucheon Daejang (blocks A5, A6, A7, A8) △Namyangju Wangsuk (blocks A1, A2, B1, B2, A24, B17).

The newlywed hope towns, designed for (prospective) newlyweds and single-parent families, will see 7,000 units supplied nationwide this year. Facilities like daycare centers and shared childcare centers will be available in these complexes. In the first half, 1,700 units will be supplied in areas like △Goyang Changneung and △Bucheon Daejang. In the second half, 5,300 units will be supplied in areas like △Guri Galmae, △Gunpo Daeyami, △Gwacheon Juam, △Namyangju Jinjep2, and △Siheung Hajung.

Out of 24,000 units, 9,600 will be part of the ‘New:Home’ initiative, supplied in all three types for the first time this year. The ‘General Type’ of New:Home, which increases the ratio of general supply, will see 8,200 units supplied nationwide. The ‘Distribution Type’ offers 336 units at lower than market prices, and the ‘Selection Type’, which allows the option to buy after six years of residence, will provide 1,018 units.

A total of 64,000 rental housing units will be supplied for the housing of the homeless.

Of these, 22,000 units will be purchase rental housing. 4,200 units will be provided to youth, including college students, to address increases in single-person households and low birth rates, while 5,600 units will be supplied to newlyweds and families with multiple children, and 7,000 units will go to low-income households.

Particularly, LH will newly provide around 2,000 purchase rental units where occupants can choose to convert to sale after six years. The types available for recruitment include the “Robust Lease Type,” which is provided at 90% or less of the market price as a jeonse (key money deposit) type, and the “Newlywed/Newborn Type” provided as a monthly rent type, with a focus on medium-sized homes measuring 60-85㎡.

A total of 36,000 jeonse rental housing units will be supplied, an increase of 4,000 from last year. This year, a new type where non-apartment housing is available for up to 8 years to the non-home-owning middle class regardless of income or asset size has been established, with 2,800 units to be supplied.

A total of 6,600 construction rental housing units will be provided.

LH President Lee Han-jun stated, “We will continue to supply housing without disruption for the residential stability of non-home-owning citizens and to help them own a home.”
