Seoul’s Yeouido Daegyo Apartment has passed the integrated review for reconstruction across five areas, advancing significantly in its redevelopment process. The apartment complex is set to transform into a large riverside community with 49 floors and 912 units.
The Yeouido Daegyo Apartment Reconstruction Association (headed by Chairman Jeong Hee-seon) announced on the 27th that it successfully passed the final integrated review for five areas (architecture, landscape, traffic, education, and environmental impact assessment) held by the Seoul city government. This milestone comes just 13 months after the association’s establishment. As a result, Daegyo Apartment completed the most critical licensing procedure that decides its future appearance and business viability, allowing them to proceed with the standalone reconstruction of the complex.
According to the integrated review results, Daegyo Apartment will be redeveloped with an approximate floor area ratio of 470%, resulting in four buildings with a total of 912 units, each 49 floors high. The design maximizes views of the Han River for unit owners.
One of the project’s key features is the ‘Sky Community,’ which will be located on the top floors of two buildings. This area will include a rooftop garden and a tea house offering panoramic views of the Han River, intended as a community space for residents. The complex will provide a total of 1,970 parking spaces, equating to about 2.1 spaces per unit, ensuring ample parking. It will also be equipped with electric vehicle charging facilities and systems to effectively manage electric vehicle fires, should they occur.
A major public amenity of the new complex will be a ‘Complex Culture and Sports Center,’ which considers the apartment’s proximity to schools and is designed for use by local students and residents. This center will cover approximately 11,000 square meters and include a 25-meter indoor swimming pool with six lanes, a golf practice area, and a yoga studio, among other facilities. The indoor pool is expected to facilitate life-saving swimming education for local elementary, middle, and high school students.
Following the successful integrated review, the association plans to select a construction company by the third quarter and proceed with obtaining business execution approval within the year. They are focusing on flexibility and scalability under the motto of creating an “ever-evolving 100-year residence,” reflecting Yeouido’s role as a financial hub and South Korea’s dynamic lifestyle. The future of Daegyo Apartment post-reconstruction aims to be more than just about external style; innovative attempts are being made to create spaces that emotionally connect residents, which is unprecedented in Korea.
Jeong Hee-seon, the head of the Daegyo Apartment Reconstruction Association, expressed delight, stating, “As the first project in the rapid integrated planning advisory business, we successfully passed the integrated review just three months after submitting our application, supported strongly by related institutions.” He added, “Considering the location and status of Seoul and Yeouido, we are dedicated to creating an innovative fifth-generation residential facility that has not existed in Korea before.”
Previously, Daegyo Apartment substantially addressed all review points within just three months since the integrated review application on November 15 last year, adjusting the locations and heights of each building to pass the process. This was reduced to an eighth of the usual two-year licensing period, demonstrating the effectiveness of the rapid integrated planning policy.
