Real Estate Platform Dabangs Releases December Dabangs Map

Jungnang-gu Monthly Rent at 127% of Seoul’s Average

According to the Dabangs Map released on the 23rd by the real estate information platform Dabangs, Jungnang-gu had the highest average monthly rent in Seoul last month. The map analyzes the rent levels of one-room apartments (with an exclusive area of 33㎡ or less) across 25 districts in Seoul, based on data from December of the previous year.

The Dabangs Map is designed to provide a clear view by comparing average monthly rents and security deposits for each district to the average in Seoul, based on transaction data from the Ministry of Land, Infrastructure and Transport. If a district’s rent index is above 100%, it indicates that the rent level in that area is higher than the Seoul average.

In December, the average monthly rent for small apartments in Seoul requiring a 10 million won deposit was 730,000 won, recording a decrease of 30,000 won (4.47%) from the previous month. The average security deposit fell to 199.77 million won, a decrease of 5.47 million won (2.7%) from the previous month, marking the first time since the map’s inception that the average deposit dipped into the hundred-million range.

As of December, Jungnang-gu’s average monthly rent stood at 127% of the Seoul average, meaning if the average Seoul rent is 730,000 won, Jungnang-gu’s rent exceeds 920,000 won. Other areas with high rents include: ▲ Yeongdeungpo-gu at 126% ▲ Gangnam-gu at 123% ▲ Yangcheon-gu at 113% ▲ Jung-gu at 112% ▲ Seocho-gu at 109%.

For security deposits, Gangnam-gu recorded the highest at 126% (approximately 251 million won). Following were ▲ Seocho-gu at 125% ▲ Yongsan-gu at 112% ▲ Gwangjin-gu at 109% ▲ Gangdong-gu at 104% ▲ Yeongdeungpo-gu and Dongjak-gu at 102%.

Dabangs has been releasing the Dabangs Map at the end of each month since May. The current map was produced using transaction data from the Ministry of Land for one-room apartments measuring 33㎡ or less in Seoul, from December of the previous year.
